This week, I've decided to expand our usual feature of House of the Week to include a broader discussion on our local housing market. It's imperative to acknowledge and address the obstacles faced by buyers, particularly first-timers, amidst the persistent housing shortage that has gained significant attention in recent years. Charlotte's consistent ranking among the top 10 destinations for relocation has propelled demand and subsequently inflated home values. However, the issue surpasses mere inventory shortages. Over the years, various factors have contributed to the escalating cost of housing and its diminishing affordability. A prominent factor influencing housing costs in Charlotte over the past decade has been the influx of investors. These range from individual property owners seeking supplemental income for retirement or college expenses to larger corporations and hedge funds capitalizing on the housing market. Of particular concern are major corporations and investment firms that have been acquiring single-family homes since around 2008, with their presence increasing over time. The list of these entities can be extensive, with names like Progress Residential, Invitation Homes, Tricon Residential, and Yamasa dominating public records. The scale of their acquisitions is staggering, with estimates suggesting thousands of homes in the Carolinas are now owned by these entities. According to a 2022 Redfin article, investors bought nearly a third of all homes sold in the first quarter, a trend that has likely intensified since then. This trend has profound implications for local communities. An increasing number of homes are being purchased by these entities, leaving fewer options for traditional homebuyers. Sellers, understandably seeking the highest offers, often find it difficult to refuse lucrative deals from investors, even if they distort market prices. For instance, back in 2021, a ranch-style single-family home in Concord listed at $300,000 was swiftly snapped up by an iBuyer program for $350,000 within two weeks. While this may seem like a windfall for the seller, it underscores the challenges facing average homebuyers who simply can't compete with the financial resources of these companies. As these investors continue to push price points higher, many first-time buyers find themselves priced out of the market, regardless of prevailing interest rates. The impact extends across the region, from Mecklenburg and Cabarrus to York and Union counties, and beyond. This isn't just a Charlotte or Raleigh issue; it's affecting areas nationwide where relocation trends are high. The proposed End Hedge Fund Control of American Homes Act, aiming to mandate the divestment of single-family homes from hedge funds over a ten-year period, highlights the need for legislative intervention. However, the passage of such a bill remains uncertain, and the Department of Housing's apparent inaction raises questions about its role in addressing this crisis. Addressing this issue demands a multifaceted approach involving stakeholders from government, real estate, and community organizations. Striking a balance between the rights of sellers and the imperative to preserve housing affordability for all residents is crucial. Only through concerted efforts can we hope to create a housing market that is more equitable, ensuring access for all, not just those with deep pockets. The urgency of the housing crisis has been evident for years, and the time for action is now. Failure to address these issues risks exacerbating housing inequality and perpetuating financial instability for generations to come.

Charlotte House of the Week #127:Lakeside Oasis in Fort Mill
This week exemplified the inherent limitations of relying solely on online imagery when assessing a property. While photographs offer a glimpse, there's no substitute for experiencing a home in person. It allows for a deeper understanding of its unique features, the surrounding area, and the layout, which may not be fully captured in pictures. Even with a multitude of images, crucial details can be missed. However, for those considering relocation, online images serve as a starting point for comparison, providing a baseline for what to expect. Earlier this week we were fortunate to be able to attend a meeting hosted by Joy Kiser at Wow Video Tours for a Lakefront Estate in Fort Mill on Lake Wylie. Thankfully, we arrived in time before the weather shifted, granting us the invaluable opportunity to explore the waterfront and exterior firsthand. Taking in as much as we could of the outside of the home before the sky opened up and poured. This particular lake front while it gently sloped to the waterfront had a flatter more usable lot. Offering almost 3 full acres which is unheard of now adays on any lake front property. The driveway took absorbed most of the hill, which also helps keep it secluded and tucked away from the street. Offering more privacy and a buffer of pulling the house down and away from the road. As most lakefront homes can be hilly or sloped, by being situated this way it made the lot more usable. Id also like to note for this meeting we had a pretty good sized group there and even still there was enough room for the cars to park in the driveway and not block each other in. Along with the house having over 10,000 square feet to explore we didn't feel crowded as everyone took in their time touring the home. Growing up on a lake I'm definately a lake lover first and foremost. I do love the ocean, the quietness of the mountains but with growing up on a freshwater lake this home takes me back to many childhood memories of living the lake life. I will forever be a wee bit biased of lake life as its pretty spectactular to leave by boat go out and enjoy the water and the wind as the boat excellerates. Taking the boat out to putt around and enjoy a sunset. Or taking the boat out to waterski and take the family tubing. It just never gets old being able to hit the water and when your done pull back up to your back door and dock ones boat. At this property the dock itself consisted of a two level deck with room for two boats and multiple jet skis. And on that top deck over the boat is plenty of room to enjoy the water view. What a spot it was. I could easily see it being used to enjoy a book and a cup of coffee. Or watch the sun go down with a margarita in hand. If you preferred to be closer to the house, there was plenty of patio space, a deck that went the length of the house and primary bedroom balcony to enjoy as well. Inside the house, we took our time to thoroughly explore every corner. Given the expansive size, we traversed through multiple times to grasp the flow of the space and understand how it all interconnected. There was an abundance of details to absorb, making multiple walkthroughs essential. Regardless of the size of the property, revisiting is always recommended as it allows you to notice things that may have been missed initially. My personal highlight of the house was undoubtedly the original A-frame architecture, lending the living room a distinctive charm while offering stunning waterfront views. The soaring wooden ceilings created a captivating view, quickly establishing it as a favored retreat within the home. Across from the main stairway, we discovered the Primary bedroom, a sprawling 30x19-foot sanctuary. It boasted not one, but two separate bathrooms and two expansive walk-in closets, one of which extended along the length of the house. Three full-length double doors flooded the space with natural light and provided access to the balcony, offering uninterrupted waterfront vistas throughout the day. The main floor encompasses an impressive 3,798 square feet of living space, complemented by a generous 706 square foot garage. Upon entering through the double doors, guests are greeted by an elegant staircase leading to the second floor and descending to the sizable basement. Designed with hosting and entertainment in mind, the main level features a spacious dining room at the entrance, as well as an expansive great room that seamlessly connects to the back deck spanning the length of the house. A grand fireplace serves as a focal point, gracefully dividing the space from the entrance hallway. Flowing effortlessly from the great room is the well-appointed kitchen and pantry, accompanied by a stunning sunroom boasting glass atrium ceilings. Each room offers captivating views of the water, with even the laundry room providing a picturesque waterview. Even on a rainy day, the home was bathed in warmth and brightness. The family room seamlessly flowed into a patio stretching the entire length of the house, nestled beneath the deck above. When its not just about the house and the neighborhood has such a big impact
As people embark on the journey of relocating, each has their own unique reasons driving them forward—be it a new job opportunity, a desire for warmer weather, financial considerations, or simply a change of pace. Regardless of the motivation, the search for a new home often begins as a mere idea, gradually taking shape and gathering momentum. For us, as real estate agents, we find ourselves intimately connected with individuals at the inception of their relocation journey. Their quest becomes ours. Guiding them through the daunting task of discovering a new area is both a privilege and a responsibility. It begins with understanding their needs and desires, pinpointing the ideal location based on various criteria, and presenting a selection of potential options. In one particular instance, we embarked on a journey with our clients armed not only with a specified budget but also with their proximity to work requirements and a few other key considerations that would shape their future home. As we approached what has now become one of our favorite neighborhoods, crossing over a charming wooden bridge that always feels like a passage into a storybook, we immediately sensed something special about this place. Delving deeper into the neighborhood, we came up to the second neighborhood pool nestled on the backside of the community. Offering additional recreational facilities including tennis courts and yet another playground. It became evident that this community was not just a collection of houses but a carefully crafted tapestry designed to nurture a sense of belonging and provide ample avenues for leisure and recreation. Despite lingering on the market for 115 days, while it opened their eyes it possibilities, it went under contract the very next day. I remember the first time we drove by the main Entrance to Sun City off 521 and being mesmerized by the large cascading waterfalls that flowed over the rocks to the ponds below on each side of the bridged entrance. This gives the neighborhood quite the wow factor upon entering. While the main entrance takes you winding through different “Pods” in the community. As well as past many of the Resort Style amenities of Sun City there is also a second side entrance that can expedite your travels to Edisto Way. This side entrance to Sun City is off Van Wyck Rd where you turn onto Sun City Blvd And make the first right onto River Bend Drive. This bypasses the front of the community and is a more direct route to the Villas section. We took a video of the drive back as it was such a gorgeous sunny day and the leaves are starting to change. The weather is a little cooler in the mornings now, where its in the low 60s to high 50s but warms up to the high 70s to low 80s. To me the is perfect weather right now. I love the fall. With driving through as regularly as we do I’ve been able to step back and simply enjoy every trip we take through this community. It is always fun to see so many people out and about enjoying their community. While traveling through one morning the The Tennis Courts and Bocce Ball Courts there was a flurry of activity. Further down the road we noticed a couple of cars and Golf Carts pulled over to the side of the road by the bridge next to the water. As we drove by and quickly realized they were unloading equipment. Our curiosity got the best of us and we turned around and parked at the Grandparents Park. We walked over to see what it was all about. It ended up being the R/C sail boating club that was getting their gear ready to go race their boats on the water. This is one of the many clubs that can be joined at Sun City. We stayed out of the way so as not to interfere and enjoyed watching them race the boats across the water. It was very relaxing and enjoyable to watch so we stayed for a long time. While watching from afar eventually one of the members came over and talked to us about his hobby and others in the neighborhood as he continued to sail his boat.He even offered us to give sailing a try with his boat. We declined and opted to enjoy watching on this day. Maybe next time. lol. It is so easy to get distracted with so many option on things to do in Sun City. Now back to the house of the week.3002 Edisto Way is tucked away in the back of Sun City. When you pull up to the home there is nice flat driveway to park in, there is also a sizable two car garage. It seems that most residents just pull straight into and enter their homes through the garage. However on the gorgeous sunny day we were down there to get professional photography done, and drone shots and videos. From the moment we stepped out of the car we could hear a hawk in the sky and birds chatting away. We also met some of the furry four legged members of the community along with their humans. Reminded me that we need to bring dog treats with us when we head out. The home is an end unit and is only attached to one other home. There is an abundance of natural light that shines throughout the home. I kept getting drawn to the windows enjoying the light and the flowers outside. This floor plan is the Muifield floor plan and offers an office/flex space, great room, dinning area, kitchen, along with the two bedrooms and two bathrooms that are separated by a hallway that offers privacy for any visitor.s l way that offers privacy for any visitors. My favorite space is the screened in porch. Where I can envision sitting out on the porch having a cup of coffee and reading a book. Listening to the cardinals talk to each other and the hummingbirds zip about. The primary bedroom has 3 large windows off the porch that bring in light and a gentle breeze when they are open. Come and see for yourself. We have an open house 10/7/2023 from 1-3pm. Come and see this lovely home and all that Sun City has to offer.
