Farmhouse designed homes have existed over the last few centuries and started with simple design elements for the every day farmer and with specific purposes in mind. Long porches and mudrooms to take off work boots and a place to keep their everyday work gear. Fast forward to the current farmhouses being built and designed. Some of these elements of “simplicity” have expanded with a more modern flair to incorporate these design elements along with what people are demanding now. And they are far from boring and have exploded in popularity in recent years.

This weeks House of the Week at 1350 Richland Drive show the farmhouse style isn’t going anywhere. The “simplicity” of the farmhouse style with modern elements like open floorpans with Large Butcher Kitchen Islands, and 48’inch 7 burner stoves, and walk in pantry off a drop zone with beautiful slate floors and each bedroom having its own ensuite bathroom. None of these features could be considered simple, and alone wouldn’t seem like much. But together they push the entire home to another level. But I’m getting ahead of myself.

This home looks warm and inviting and has a large welcoming front porch, with blue stone flooring that just begs for someone to sit there on maybe a porch swing bed or a good comfortable chair. Just looking at the home from the front you can see the curb appeal and the home just beckons you. Entering the home through the large double doors the entryway greats you with gorgeous heart pine reclaimed wood floors that go throughout a majority of the home. They shine in the office, the entryway, the family room and compliment the kitchen and dinning room. They continue up the stairs along with the added stair lighting fixtures which I am a big fan of and this is the first home I have seen someone cleverly implement into the interior. The floors continue into the primary bedroom, the closet, along with the upstairs living area/bonus room. I do have some video I uploaded that showed off these floors that just shined and gleamed. Adding in the slate floors in the mudroom, the primary bath and the laundry room upstairs. Its safe to say I love the design choices the builder has implemented. They make a statement and demonstrated how important floors to the overall design of a home and are not something to be overlooked.

With kitchens being one of the biggest investments and highest rate of return on a house, as we have said before the kitchen is the heart of the home. We have all heard food is love, and having a beautiful but functional space is key. I fell in love with the kitchen looking at pictures on line and couldn’t wait to see it in person! Having the kitchen located on an open floor-plan is still key, along with the large butcher block island and the abundance the Shaker style 42 inch cabinets with soft close drawers. Such as simple thing, having soft close drawers and doors. Along with the large Kohler Stainless steel farmhouse sink and the extra sink that is oh so helpful to have when the main sink is occupied! One detail that you can’t see in pictures are the additional cabinets that are located under the island, making use of space that would normally be wasted and making sure that with the walk in pantry the owner has a plethora of space available to use. One of the elements about this kitchen that also draws the eye is the usage of color. While the cabinets on the back wall and side wall are white, and with a white Quartz countertops with a white backsplash-the large butcher block island is held up by green cabinets and the hood over the stove offers that pop of green color as well. With the warm brown textures of the floor and the butcher block on the island-using that magic rule of 3 with having the three colors all compliment each other which make the room more aesthetically pleasing and memorable.

Moving into the family room there are two large wood beams that run the length of the room and over to the large stone fireplace. Topped off with the large glass 4 door panes (16 ft long) slider door that expands the living space to the large porch terrace off the back. Plenty of living space to enjoy and connected to the kitchen and amble dinning space. And before we head upstairs I wanted to give a nod to the drop zone just off the garage and where one would most likely enter the home the majority of the time. Complete with two benches and hooks on each side of the room, slate floors that contrast off the white walls and beautiful wood paneling on the ceiling that gives the home more than a simple farm house feel. Upstairs my favorite room is the primary bedroom and none of the space is wasted here. The primary room itself has a wood ceiling just like the mudroom that features an accent wall with two windows witch nicely nestles the bed. The Primary bath is just across from the large walk in closet that is gigantic and goes the length of the entire room. The bath has a barn door that can be utilized to close off for privacy and the slate floor goes well with the bathrooms cabinets and the large white tiled shower and soaking tub with the tiled accent wall that lightens up the space so it doesn’t get too dark.

This weeks home is currently listed at 1.7 million with over 4263 sq feet of living space spread over 3 floors-that part sneaks in as from the front you tell there is a 3rd floor. The home was built and completed by Edco Construction and is currently listed by Stacy Label and Jimmy Poole by Savvy & Co. There is so much still left to mention, so come see this home in Person. Its also fun to think what you would want to do with your home? Are there design elements and features here that you would use? The tankless water heater? Would it be the accent touches in a room, or updated light fixtures and back splash? The large cobbled drive way with plenty of room for the company you entertain to park? The lights on the stairs?
