When its not just about the house and the neighborhood has such a big impact

by Roslyn Katrowski

As people embark on the journey of relocating, each has their own unique reasons driving them forward—be it a new job opportunity, a desire for warmer weather, financial considerations, or simply a change of pace. Regardless of the motivation, the search for a new home often begins as a mere idea, gradually taking shape and gathering momentum.

For us, as real estate agents, we find ourselves intimately connected with individuals at the inception of their relocation journey. Their quest becomes ours. Guiding them through the daunting task of discovering a new area is both a privilege and a responsibility. It begins with understanding their needs and desires, pinpointing the ideal location based on various criteria, and presenting a selection of potential options.

In one particular instance, we embarked on a journey with our clients armed not only with a specified budget but also with their proximity to work requirements and a few other key considerations that would shape their future home. As we approached what has now become one of our favorite neighborhoods, crossing over a charming wooden bridge that always feels like a passage into a storybook, we immediately sensed something special about this place.

Winding through the neighborhood's streets felt like unwrapping a series of delightful surprises, with each turn revealing more charming homes and impeccably maintained landscapes. Our destination awaited us at the heart of this idyllic community: the Mill. Stepping into the Millhouse, we were enveloped in warmth and hospitality, greeted by the on-site staff who offered us refreshing beverages as we began to explore the impressive array of amenities.

At the Mill there is a movie theater available for resident use to a second-floor event space. Most notably the sprawling pool complex adorned with slides and a lazy river, the Mill had something for everyone. A fully-equipped gym, covered basketball court, playgrounds, and scenic walking trails throughout the neighborhood further added to its allure.

Yet, what truly set this neighborhood apart was its dedicated neighborhood lifestyle  director (kind of like an evaent coordinator).  Some who works with a team orchestrating a tapestry of gatherings and excursions to foster connections among residents. Some of the most memorable activities scheduled have been trips to Asheville for brewery tastings, and neighborhood volleyball tournament. right in the neighborhood offered a diverse array of opportunities for residents to come together and form a tight-knit community.

Delving deeper into the neighborhood, we came up to  the second neighborhood pool  nestled on the backside of the community. Offering additional recreational facilities including tennis courts and yet another playground. It became evident that this community was not just a collection of houses but a carefully crafted tapestry designed to nurture a sense of belonging and provide ample avenues for leisure and recreation.

The house we toured, listed at $569,500, immediately captured our clients' attention with its five bedrooms and four baths, including one on the main floor—a rarity that perfectly aligned with their preferences. Despite lingering on the market for 115 days, while it opened their eyes it possibilities, it went under contract the very next day. This served as a poignant reminder that each viewing serves as a stepping stone towards refining one's preferences and criteria, guiding them closer to their ideal home. The time looking to make sure the home is a good fit, isn't time wasted.

Our exploration continued on beyond the community. Allowing our clients to immerse themselves in the surrounding area, to get a feel for the area. Talking to indivduals on the streets and in the local restaurants.  Assessing commute to work, and envision themselves as integral members of the community. It was a journey marked by patience and flexibility, underscored by the understanding that timing and planning play pivotal roles in finding the perfect home.
